In Puerto Penasco that are Foam Roof, Rolled Roofing and Tile Roofs. They are placed over either Wood or Concrete. The Foam and Concrete roofs are then covered with a mesh and coated with Elastomeric Roof Coating. If done improperly, the roof will leak over time. A roof that has been coated with Elastomeric Roof Coating should be done whenever the coating is starting to look thin in places and showing the material below. The Elastomeric in Mexico comes in four different types, 1 year, 3 year, 5 year and 10 year. A home inspection can reveal whether New Built and Older homes, rooms, altered garages did or did not follow code. In Mexico the Building Code was very laxed in the past, so homes built a few years ago may not be as safe as homes being built today. In essence, a buyer is purchasing something that legally does not exist. Even new homes with systems that were not installed to code will become the new homeowners' financial "problem" to fix. Electrical panels should not have un-sealed opening for several reasons. One reason is that if there is a fire in a panel and there are holes, the fire may flash through the holes. Holes can usually be sealed with metal snap-in plugs.

Termites are a big problem in the Puerto Penasco area. There are 2 types of Termites in the area and if you do not know what you are looking for, you could be costing yourself a lot of money after you close escrow. While a inspector does not do a complete Termite inspection, they will be looking for signs of Termites.  The report will let you know if there are any signs of the pest, if so the report will say that you should get a professional pest control person.
